Asbuilt surveys are typically required when purchasing or selling a home. These surveys locate improvements on a site relative to the property lines. Features shown on these includes buildings, wells, driveways, and other visible, above ground improvements. As-builts also show easements recorded on the record plat, legal access, and the record boundary information. A stamped drawing by an Alaskan Registered Professional Surveyor will be provided.
A plot plan survey is usually required when building new improvements to an existing structure or when building on a vacant parcel. ACS will begin the plot plan by completing an as-built survey of your property to locate and show all existing improvements. Once these have been located a topographic survey is performed to show the existing ground drainage features.
The new proposed additions or structures are shown on the as-built survey to create the plot plan. Plot plans are useful for determining the best location to add an improvement and to avoid building in property line setbacks or existing easements.
Plot plans stamped by a State of Alaska Registered Professional Surveyor are typically required in some areas of Alaska in order to obtain a building permit.
A topographic survey gathers elevation data of a site in order to create a 3 dimensional map. Topographic maps are often requested by architects, engineers, and building contractors and are used as the basis for design of proposed improvement plans.
The American Land Title Association (ALTA) and the American Congress on Surveying and Mapping (ACSM) have jointly developed a set of land surveying standards, with the goal of promoting uniformity in survey information. An ALTA Survey is a boundary and improvement survey, often performed on commercial properties as it will provide the title company the information required to insure the title to the land and improvements to the high degree that a commercial development may require.
A Subdivision survey is the process splitting a tract of land into smaller parcels. The survey shows the property monumentation and survey data on a map in conformance with the local platting authority requirements. These requirements give standards for designating residential and commercial lots sizes, roads, easements and how city services will be extended to each lot. An as-built survey, topographic survey and search for existing monuments may be needed. The region you are in defines which platting authority to use and the requirements for the plat. One of the first tasks for a plat is to submit a preliminary copy of your plan to the corresponding platting authority to ensure what you would like to do is possible within the platting authority’s requirements for subdivisions. After approval by the platting authority and the client, the survey crew sets monuments at the corners of the new property lines. After the monuments are set the final plat is finished, then it is signed by the respective owners and submitted to the local platting authority for recording the plat in the appropriate State of Alaska Recording District.
